Waltham Forest saw biggest house price spike in London over the last decade

According to a study, the borough saw an increase in house prices of 101.11% in the last ten years

House prices in Waltham Forest have increased by 101.11% in the past decade – the biggest spike out of any London borough.

According to research carried out by Swift Direct Blinds, the borough has seen a bigger property price increase over the last ten years than boroughs like Merton, Sutton, and Haringey.

Barking & Dagenham saw the second highest price increase in the past decade (101.07%), while Bexley (88.24%) and Havering (88.05%) came third and fourth.

The curtain company’s House Price Index study took into account the borough’s average house price in June 2023 as well as how the price has changed in the last five and ten years, and how many properties are listed on Rightmove.

In June 2013, the average house price in Waltham Forest stood at £251,846.

While Waltham Forest ranked as the London borough with biggest house price increase over the last ten years, Barking & Dagenham topped the list for the past five years, with a surge of 17.98%.

Recently, house prices in the borough have started to slow down. According to data from the Office of National Statistics, the average house price in the borough was £500,000 in March 2022. In June 2023, you could buy a house for an average of £506,476.

More recent data from the Land Registry Service reveals that Waltham Forest house prices increased by 0.7% in August. This compared to a 0.1% decrease across London as a whole, and a 0.3% rise for the UK.
