Buyers can expect to fork out £504,000 for a property in the borough

The average house price in Waltham Forest fell by 0.2% in the year to January 2024.
Buyers can expect to fork out £504,000 for a property in the borough, a shade cheaper than the £505,000 they had to pay in January last year.
The humble drop comes amid a London-wide downward trend in house prices, with the average house in January 2024 costing 3.9% less in the capital than a year earlier.
Terraced properties saw their price decrease by 1.3% in the year to January 2024, while the price for detached properties dropped by 0.5%. Semi-detached properties were 0.4% cheaper.
Meanwhile, the average Waltham Forest private renter saw their rent go from £1,446 in February last year to £1,552 in February 2024, a 7,3% jump.
Rents for one-bedroom flats surged by 7.7% while for terraced properties it increased by 6.8%.
This was lower than the London-wide rent rise of 10.6% in the same period, but renters in Waltham Forest are still paying far more than the UK average.
The average UK renter can expect to fork out £1,238 on rent each month, while across London, renters are set back by £2,035 a month.
