First look inside Leyton’s 750-home ‘flagship’ development

The flats currently for sale range in price from £399,000 to £660,000

A “show flat” at a 750-home housing development currently under construction in Leyton has opened to the public.

Homes currently for sale in Coronation Square, which Waltham Forest Council previously described as the borough’s “flagship regeneration project”, range in price from £399,000 to £660,000 and in size from one to three bedrooms.

Half the homes in the finished scheme will be “affordable”, although the majority will be sold under shared ownership, rather than rented for affordable rates.

The council’s ambition to make Leyton a “destination” seemingly hinges around the scheme, as it is planning a local festival in neighbouring Coronation Gardens to coincide with the completion of the first phase of construction in 2024.

The council was so determined to see the scheme go ahead that it privately agreed a costly renegotiation with developer Taylor Wimpey last year, giving it a £6.9million discount on the cost of the land and agreeing to purchase all 1,762 square metres of commercial space.

Marketing material sent to the Echo claims the development “will be much more than just housing”, highlighting a “market square that will become a focal point” for future residents as well as new shops, sports facilities, cafes and workspaces.

Alex Greaves, Taylor Wimpey’s sales and marketing director, said: “We wanted our show apartment and marketing suite to reflect everything that people love about Leyton.
